Leasing medical space can be daunting. The right location can set the foundation for a thriving practice, while a poor decision can lead to unnecessary stress and financial strain. To set yourself up for success, keep these factors in mind.

  1. Location: The importance of location can’t be overstated. The ideal building is in a high-traffic area, easily accessible  whether by car or public transit, and has ample parking. The neighbourhood demographics should align with your target patient population, and if you also work at a hospital, consider the commute between both locations.
  2. Space Requirements: Consider your current and future needs when determining how much space you require. If your practice grows or you bring on an additional physician, can the building (and your lease!) accommodate an expansion or relocation to a larger unit? 
  3. Lease Rates and Tenant Obligations: The lease structure determines your tenant obligations and how rent is calculated. To understand the total lease costs, factoring in the per-square-foot costs of base rent  and applicable additional rent charges, which may include common area maintenance (CAM), utilities, and realty taxes.
  4. Lease Terms and Options: Renewal options, exclusivity clauses, operating costs definitions…commercial leases contain language and clauses specific to business uses. Avoid common pitfalls and limit your risk by carefully reviewing your lease and seeking professional advice to ensure you understand all terms and conditions
  5. Customized Build-Outs: Expert advice can help customize an efficient space plan that meets your practice needs and optimizes the patient experience. Understand who is responsible for build-out costs, if a tenant improvement allowance is provided, and whether the construction timeline aligns with your business plans.
  6. Tenant Mix: Leasing dedicated medical space is win-win: physicians practicing alongside complementary healthcare providers benefit from an in-building referral network, and patients benefit from a connected care environment with primary care, specialists, and allied health services all under one roof
  7. Technology and Infrastructure: Verify the building infrastructure (e.g., electrical capacity, digital connectivity, HVAC systems) is adequate to support your equipment and technology and suitable for medical environments.
  8. Services and Amenities: Choose a well-serviced building with on-site amenities such as a gym or food services and easy access to restaurants shopping, and green spaces to enhance employee satisfaction and improve the patient experience.
  9. Signage and Visibility: Ask about the cost and availability of signage and advertising opportunities and negotiate signage options in your lease to effectively promote your practice
  10. Property Management: From rigorous janitorial protocols to extended building hours, medical tenants have unique needs. Property managers focused exclusively on medical buildings provide specialized services and support tailored to healthcare tenants, allowing you to focus on patient care
